ADUs are by right today; a bigger density expansion is coming in 2027.
Coming — takes effect July 1, 2027 (city-council towns) / July 1, 2028 (town-meeting; extended by LD 2173).
Live — 2 municipalities · 2 counties
One ADU allowed by right on any single-family lot, statewide.
Expanding
Vermont’s HOME Act (Act 47, 2023) makes one ADU a by-right use on any owner-occupied single-family lot statewide, under 24 V.S.A. § 4412 — up to 900 sq ft or 30% of the primary dwelling, whichever is greater. Strong law, and models already deliver here. We haven’t decoded Vermont’s municipal zoning yet.
Enough votes and Vermont jumps the queue. We add states where demand is loudest.

ADUs are by right statewide — 900 sq ft or half the main house, whichever is larger.
Expanding
Connecticut’s PA 21-29 (2021) made ADUs as-of-right — but let towns opt out, and roughly 115 of 169 did. Which side of that line your town falls on is exactly the kind of thing we decode. We’re not live here yet.
Enough votes and Connecticut jumps the queue. We add states where demand is loudest.
Expanding
Rhode Island allows ADUs statewide under RIGL § 45-24-73 (2024) — 900 sq ft for a one-bedroom, 1,200 for a two-bedroom, each capped at 60% of the principal dwelling. We haven’t decoded Rhode Island’s municipal zoning yet.
